RESOLUTION NUMBER 1320
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL
OF TENTATIVE PARCEL MAP 83-1007
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH HEREBY RESOLVES:
WHEREAS, an application was duly filed by John James and Joan
Carole K1isanin, 1405 Catalina Avenue for Tentative
Parcel Map 83-1007; and
WHEREAS, the property is described as a subdivision of Lot
32, Block 4, Bay City Tract as shown on a map recorded
in Book 3, Page 19, Miscellaneous Maps, Records of
Orange County, California and is more commonly known
as 132 4th Street; and
WHEREAS, the proposal is to convert an existing duplex into
a two-unit condominium, with a homeowner association
and CC&R's for the building; and
WHEREAS, the Planning Commission makes the following findings
regarding the Parcel Map:
1) The site is physically suitable for existing development;
the land is flat and it is located in a developed area
with existing streets, utilities, residences and commercial
activities located adjacent to this site.
2) The site is suitable for the present density of development;
other projects of similar density have been constructed
and are compatible with the area.
3) The design of the subdivision is not likely to cause
substantial environmental damage.
4) The design of the subdivision is not likely to cause
serious public health problems because all necessary
utilities and services presently serve the project.
5) The design of the subdivision will not conflict with
easements, acquired by the public at large for access
through or use of property within the proposed subdivision
because no eaements, acquired by public at large, are
located on the project site..
6) The discharge of waste from the subdivision into the
existing community sewer system will not violate existing
requirements prescribed by the local Regional Water
Quality Control Board pursuant to Division 7 of the
Water Code.
7) The project is consistent with the City's General Plan.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
does hereby approve Tentative Parcel Map 83-1007 and recommends
to City Council approval of the parcel map subject to the following
conditions:
1) Submission of CC&R's to City Attorney for review and
approval prior to recordation of final map.
2) Install one tree well in parkway strip and plant a
street tree in well to satisfaction of City Engineer.
3) That separate water meters be provided for each condominium
uinit per Section 26-5 of the Municipal Code.
4) All items noted as a result of full house inspection
be complied with to the satisfaction of the Building
Department prior to final parcel map approval.

PASSED, APPROVED AND ADOPTED by the Planning Commission of the
City of Seal Beach at a meeting thereof held on the 4th
day April , 1984 by the following vote:
