RESOLUTION NUMBER 1329
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL
OF TENTATIVE PARCEL MAP NO. 84-1003
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE:
WHEREAS, an application was duly filed by Charles Antos, 216 10th
Street, Seal Beach, California for Tentative Parcel Map
#84-1003; and
WHEREAS, the property is described as that certa~n parcel of land
in the City of Seal Beach, County of Orange, Lot 5 and
north ~ Lot 7 in Block 12 of Bay City Tract as per map
recorded in Map Book 199, Page 4 in the Office of the
County Recorder of said County and is more commonly
known as 205 Tenth Street; and
WHEREAS, the proposal is to convert an existing triplex into a
three-unit condominium; and
WHEREAS, the Planning Commission makes the following findings
regarding the Parcel Map:
1) the site is physically suitable for existing
development; the land is flat and it is located
in a developed area with existing streets,
utilities, residences and commercial activities
located adjacent to this site;
2) the site is suitable for the present density of
development; other projects of similar density
have been constructed and are compatible with the
area;
3) the design of the subdivision is not likely to
cause substantial environmental damage;
4) the design of the subdivision is not likely to
cause serious public health problems because all
necessary utilities and services presently serve
the project;
5) the design of the subdivision will not conflict
with easements, acquired by the public at large
for access through or use of property within the
proposed subdivision because no easements, acquired
by public at large, are located on the project site;
6) the discharge of waste from the subdivision into the
existing community sewer system will not violate
existing requirements prescribed by the local Regional
Water Control Board pursuant to Division 7 of the Water
Code.
7) the project is consistent with the City's General Plan.
NOW, THEREFORE BE IT RESOLVED that the Planning Commission does hereby
approve Tentative Parcel Map No. 84-1003 subject to the following:
1) Submission of CC&R's to City Attorney for review
and approval prior to recordation.
2) Landscaping be deemed appropriate and sufficient to
neighborhood standards by City staff. This shall
include an irrigation system for all common area
landscaping.
3) Repair broken portions of driveway to satisfaction
of City Engineer.
4) That a termite inspection be performed and report
submitted prior to recordation of Final Map.

City of Seal Beach at a meeting thereof held on the 6th day
of June , 1984 by the following vote:
