RESOLUTION NUMBER 1349
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING
CONDITIONAL USE PERMIT 17-84 FOR THE CONVERSION OF A DUPLEX
INTO A TWO-UNIT CONDOMINIUM
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH HEREBY RESOLVES:
WHEREAS, an application was filed by Charles Antos for John
Moore, 360 12th Street, Seal Beach, California for
CUP 17-84; and
WHEREAS, the property is described as a subdivision of Lot 60
and a portion of Lot 62, Block 212, Bayview Tract, as
shown on a map recorded in Book 8, Page 91,
Miscellaneous Maps, Records of Orange County,
California and is more commonly known as 360 12th
Street; and
WHEREAS, the proposal is to convert an existing duplex into a
two-unit condominium, with a homeowner's association
and CC&R's for the property; and
WHEREAS, the Planning Commission makes the following finding
regarding the Conditional Use Permit:
1. The project is in substantial compliance with
Planning Commission Policy Resolution No. 1162,
concerning conversion of apartments to condo-
miniums; and
2. The proposed conversion is compatible with
surrounding land uses, the community in general
and the General Plan.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does
hereby approve CUP 17-84 subject to the following conditions:
1. Submission of CC&R's for review and approval by the
City Attorney prior to recordation.
2. Approval of cup subject to approval of Tentative
Parcel Map 84-1004.
3. Compliance with attached Tenant Consideration Plan.
4. Compliance with attached Planning Future Amenity Plan.
5. .Provide separate storage for each unit in the front
of garage to the satisfaction of the Development Services
Department.
PASSED, APPROVED AND ADOPTED by the Planning Commission of the City
of Seal Beach at a meeting thereof held on the 5th day of
December , 1984 by the following vote:
