RESOLUTION NUMBER 1350 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH, CALIFORNIA, APPROVING TENTATIVE PARCEL MAP NO. 84-1004 WHEREAS, an application was duly filed by Charles Antos for John Moore, 360 12th Street, Seal Beach, California for Tentative Parcel Map 84-1004; and WHEREAS, the property is described as a subdivision of Lot 60 and a portion of Lot 62, Block 212, Bayview Tract, as shown on a map recorded in Book 8, Page 91, Miscellaneous Maps, Records of Orange County, California, and is more commonly known as 360 12th Street; and WHEREAS, the proposal is to convert an existing duplex into a two unit condominium, with a homeowner's associa- tion and CC&R's for the property; and WHEREAS, the Planning Commission makes the following findings regarding the parcel map: 1) The site is physically suitable for existing development; the land is flat and it is located in a developed area with existing streets, utilities, residences and commercial activities located adjacent to this site. 2) The site is suitable for the present density of development; other projects of similar density have been constructed and are compatible with the area. 3) The design of the subdivision is not likely to cause substantial environmental d~m~ge. 4) The design of the subdivision is not likely to cause serious public health problems because all necessary utilities and services presently serve the project. 5) The design of the subdivision will not conflict with easements acquired by the public at large for access through or use of property within the proposed subdivision because no easements acquired by the public at large are located on the project site. 6) The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local Regional Water Quality Control Board pursuant to Division 7 of the Water Code. 7) The project is consistent with the City's General Plan. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby approve Tentative Parcel Map No. 84-1004 and recommends to the City Council approval of the parcel map subject to the following conditions: 1) Submission of CC&R's to City Attorney for review and approval prior to recordation of Final Map. 2) That a termite inspection be performed and that report of same be submitted prior to recordation of the Final Map. 3) That storage units be provided for each of the units in the front of the garage to the satisfaction of the Development Services Department. 4) That sidewalk and curb adjoining the property be repaired to the satisfaction of the City Engineer. 5) That one tree well be installed at the southern end of the parking strip and that owner plant a street tree in the well to satisfaction of the City Engineer. ~ . . ~ RESOLUTION NUMBER 1350 Page 2 6) That owner complies with conditions of Conditional Use Permit 17-84, as directed by the Planning Commission. 7) Evidence of prior notice to tenants per State law be provided before Council approval. PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of Seal Beach at a meeting thereof held on the 5th day of December , 1984, by the following vote: AYES: Commissioners Covington Hunt, Jessner, Perrin, Ripperdan NOES: Commissioners None ABSENT: Commissioners None ATTEST:
