RESOLUTION NUMBER 1365 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING CONDITIONAL USE PERMIT 3-85, A REQUEST TO ALLOW THE CONSTRUCTION OF A CATWALK CON- NECTING AN EXISTING NON-CONFORMING BUILDING AND A PROPOSED ONE-CAR GARAGE, WITH ROOF DECK, LOCATED IN THE S-P ZONE (B47 SURFSIDE) The Planning Commission of the City of Seal Beach hereby resolves: WHEREAS, an application for Conditional Use Permit 3-85 was duly filed by Michael J. Farrel, B 47 Surfside, Seal Beach, California. WHEREAS, the subject property is recorded by the Recorder of the County of Orange as that portion of Fractional Section 24, Township 5 South, Range 12 West, San Bernardino Base and Meridian, described according to a map of survey recorded in Book 4, Pages 4 to 6 inclusive of Records of Survey. WHEREAS, the subject property contains approximately 25 'feet of 'frontage on B-row, Surfside. WHEREAS, the subject property contains an existing single family residence which is nonconforming due to non-compliance with yard setback requirements. WHEREAS, the surrounding land use and zoning is as follows: North: A vacant strip of land (commonly known as the S-P Zone) separates the subject property and Pacific Coast Highway. South: A private alleyway separating single family residences commonly known as A-row (District III). East and West: Single family residences also comprising what is commonly known as B-row (District III). WHEREAS, the applicant specifically requests Conditional Use Permit 3-85 to allow the construction of a catwalk connecting an existing non-conforming building and a proposed one-car garage with roof deck, located in the S-P Zone (B 47, Surfside). WHEREAS, no bedrooms, rooms or other living quarters are being added; WHEREAS, one adequate parking space is provided. WHEREAS, the addition will not adversely affect the General Plan. WHEREAS, the addition would be compatible with the surrounding uses and the community in general. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby approve Conditional Use Permit 3-85, subject to the following condition, that the existing garage located on the applicant1s property shall not' be removed from use. . . ; . PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of Seal Beach at a meeting thereof held on the 17th day of April , 1985 by the following ,vote: AYES: Commissioners Covington, Hunt, Jessner, Perrin, Ripperdan NOES: Commissioners None ABSENT: Commissioners None
