A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING CONDITIONAL USE PERMIT 7-85, A REQUEST TO PERMIT STRUCTURAL IMPROVEMENTS TO AN EXISTING LEGAL NON- CONFORMING RESIDENCE, LOCATED IN DISTRICT III, (C-11 SURFSIDE). THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE: WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, an application was duly filed by Dorothy B. Hilton, C-11 Surfside, California; and the subject property contains approximately 1,760 sq. ft. and is located aproximately 214 ft. from the centerline of Phillips Street and Pacific Avenue (C-11 Surf side); and the subject property is described as that certain parcel of land in the City of Seal Beach, Orange County, California: Lot 7, in Block 471, of the Surfside Tract as recorded by the County Recorder of said Orange County; and the subject property has approximately 44 ft. of frontage on C-Row (Pacific Avenue) Surfside; and the subject property contains an existing single family residence which is non-conforming due to non-compliance with yard setback requirements and parking; and although Section 28-505 of the Seal Beach Municipal Code requires two (2) spaces per dwelling unit, general renovation and structural additions may be made to legal non-conforming properties when a minimum of one (1) adequate space is provided (Section 28-506(c)); and the request is to permit structural improvements to an existing legal non-conforming residence located in District III (C-11 Surfside); and no bedrooms or other living quarters are being added; and the only rooms being added are bathrooms, storage closets, closets or enlargements of existing rooms; and at least one adequate parking space is to be provided. on June 5, 1985, the Planning Commission held a public hearing on CUP 7-85. NOW, THEREFORE BE IT RESOLVED that the Planning Commission does hereby approve CUP 7-85 subject to the following conditions: WHEREAS, WHEREAS, 1. That the garage space provided have the following minimum dimensions: 8.5 feet in width, 20 ft. in depth and 7 ft. in height. 2. That the area shown as utility be shown as a utility area portion of the kitchen and that the sliding door that separates the utility area from the rest of the kitchen is acceptable as an enlargement of an existing room. 3. The kitchen expansion is permissible since it is an enlargement of the existing kitchen. . .
