RESOLUTION NUMBER 1383
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING CONDITIONAL USE PERMIT 12-85, A REQUEST TO
PERMIT A GARAGE AND CARPORT ADDITION TO A LEGAL NON-
CONFORMING BUILDING. (1510 Marine Avenue)
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE:

an application. was duly filed by Dan Sullivan, 1510 Marine
Drive, #2, Seal Beac~, California; and
the property contains approximately 5,825 sq. ft., and is
located approximately 95 ft. from the centerline of Dolphin
Avenue (1510 Marine Avenue); and
the propetty..ts descri bed as that certain pa rce 1 of 1 and in
the City of Seal Beach, Orange County, California: Lot 4,
in Block G, of Tract Number 84 as recorded by the County
Recorder of said Orange County; and
the property has approximately 50 ft. of frontage on
Marine Avenue; and
the property contains an existing two-story apartment
building (7 units) which is non-conforming due to parking,
dens;,ty and setbacks; and
the proposal is to permit the addition of a 5-car garage to
a legal non-conforming property in which no covered spaces
currently exist; and
staff has provided a proposed carport addition which would
maximize the total number of covered parking spaces possible
at the site; and
on June 19, 1985, the Planning Commission held a public hear-
ing on CUP 12-85.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
approve CUP 12-85 subject to the following conditions:
1. That the proposed plan (Attachment A), as submitted
by staff, be implemented by the applicant in order
to maximize the number of covered parking spaces
possible on the site.
2. That the fenced wash area, located within 6 inches
of the rear property line, be relocated so to
remove the encroachment in the rear setback.
PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of
Seal Beach at a meeting thereof held on the 19th day of
June , 1985, by the following vote:
