RESOLUTION NUMBER 1386 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING CONDITIONAL USE PERMIT 14-85, A REQUEST TO PERMIT THE CONVERSION OF A 1500+ SQUARE FOOT EXISTING SINGLE APARTMENT INTO FOUR DAILY ROOM RENTALS IN CONJUNCTION WITH AN EXISTING NON-CONFORMING HOTEL/MOTEL WHICHIS LOCATED IN THE R-3 (HIGH DENSITY RESIDENTIAL) ZONE (201 SEAL BEACH BLVD). THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE: WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, WHEREAS, an application was duly filed by Seal Beach/21 for the property commonly known as the Bay Motel, 201 Seal Beach Blvd.; and the property contains approximately 75,080 sq. ft. and is located approximately 40 feet north of the centerline of Electric Avenue (201 Seal Beach Blvd.); and the property is described as that certain parcel of land in the City of Seal Beach, Orange County, California: Lots 1 to 8 inclusive, Block 218 of Tract No. 10, Anaheim Bay Tract, as per map recorded in Book 9, Page 10, Miscellaneous Maps, in the office of the County Recorder of said County; and the property has approximately 110 feet of frontage on Seal Beach Blvd.; and the property contains an existing hotel/motel which is non-conforming due to its failure to meet the required side yard and rear yard setbacks; and staff has determined that the hotel use, if upgraded, would be compatible with the surrounding uses and zoning; and the proposal is for a Conditional Use Permit to allow structural improvements to a legal non-conforming structure, which would increase the number of units on the side; and the proposal of additional units to a hotel/motel use located in the R-3 (High Density Residential) Zone, is permitted through a Conditional Use Process; and on June 19, 1985, the Planning Commission held a public hearing on CUP 13-85. NOW, THEREFORE BE IT RESOLVED that the Planning Commission does hereby approve CUP 14-85 subject to the following conditions: 1. That CUP's 13-85 and 14-85 be approved by the Planning Commission authorizing the ownership of the Bay Motel to make structural alterations to a non-conforming building. In particular, that the ownership of the Bay Motel be permitted to add a decorative roof treatment, and convert a 1500+ sq. ft. single apartment into 4 daily room rentals in conjunction with an overall remodel of an existing non-conforming hotel/motel which provides the required parking. 2. That all signage associated with the Bay Motel be brought into conformance with existing City codes. That entrance and exit signs be posted in appropriate positions (subject to approval by the Director of Development Services) on the property. And that a planned sign program be submitted to the Director of Development Services which would include all signage associated with the Bay Motel and shall include the removal of the off-site sign located at P.C.H. and Seal Beach Blvd. . . RESOLUTION #1386 PAGE 2 3. That a landscaping plan be provided to the Department of Development Services which would ensure conformance to the Municipal Code requirements for the property. This landscape plan is subject to approval by the Director of Development Services. 4. That a portion of curb and sidewalk be provided along Seal Beach Blvd. which would separate the entrance curb cut and the exit curb cut from each other. These improvements are subject to the specifications and approval of the Director of Public Works. 5. That five street trees be planted adjacent to the property along the 17th Street parkway to the satisfaction of the Director of Public Works and Director of Development Services. That the ;.nspection be performed prior to the permits being issued and any corrections that are required be part of the permits that are issued. Such work to be completed with the proposed improvements~ 6. PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of Seal Beach at a meeting thereof held on the 19th day of June , 1985, by the following vote: - AYES: NOES: ABSENT: Commissioners: Hunt, Jessner, Perrin Commissioners: None Commissioners: Covington, Ripperdan Commission
