A RESOLUTION OF THE SEAL BEr.CH PLANNING COMMISSION APPROVING
CONDITIONAL USE PERMIT 16-8S FOR THE CONVERSION OF A DUPLEX INTO
A TWO UNIT CONDOMINIUM. .
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH HEREBY RESOLVES:
WHEREAS, an application was duly filed by Charles Antos for E. Thomas
and Josephine Greeley, 1623 Seal Way, Seal Beach, California
for Conditional Use permit 16-85; and
WHEREAS, the property is described as a subdivision of Lot 27, Bock F,
Tract No.1 as shown on a map recorded i.. Book 9, Page 1,
Miscellaneous Maps, Records of Orange County, California, and
is more commonly known as 1623 Seal Way; and
WHEREAS, the proposal is to convert an existing duplex into a two-unit
condominium, with a homeowner's association and CC&R's for
the property; and
WHEREAS, the Planning Commission makes the following finding regarding
the Conditional Use Permit:
1) That the project appears to comply with the intent of
Policy Resolution #1162.
2) That the proposal is consistent with the City of Seal Beach
General Plan.
3) That the applicant's proposal is compatible with the exist-
ing zoning and land use.
NOW, THEREFORE, BE IT RESOLVEu that the Planning Commission does hereby
approve CUP 16-85 subject to tHe following conditions:
1) Submission of CC&R's for review and approval by the City
Attorney prior to recordation.
2) Approval of CUP subject to approval of Tentative Parcel
Map 85-267.
3) Compliance with attached Tenant Consideration Plan.
4) Compliance with attached Planning Future Amenity Plan.
PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of
Seal Beach at a meeting thereof held on ~he. 4th day of I
September , 1985, by the following vote:
