RESOLUTION NUMBER 1392
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF SEAL BEACH, CALIFORNIA APPROVING TENTATIVE PARCEL
MAP NO. 85-267 (1623 Seal Way)
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH HEREBY RESOLVES:
WHEREAS, an application was duly filed by Charles Antos for
E. Thomas and Josephine Greeley, 1623 Seal Way, Seal
Beach, California for Tentative Parcel Map 85-267;
and
WHEREAS, the property is described as a subdivision of Lot
27, Block F, Tract No.. 1 as shown on a map recorded
in Book 9, page 1, Miscellaneous Maps, Records of
Orange County, California, and is more commonly known
as 1623 Seal Way; and
WHEREAS, the proposal is to convert an existing duplex into
a two-unit condominium, with a homeowner's association
and CC&R's for the property; and
WHEREAS, on September 4, 1985, the Planning Commission held
a public hearing on CUP 16-85 and Tentative Parcel
Map 85-267; and
WHEREAS, the Planning Commission makes the following findings
regarding the parcel map:
1. The site is physically suitable for existing development;
the land is flat and it is located in a developed
area with existing streets, utilities, residences
and commercial activities located adjacent to
the site.
2. The site is suitable for the present density of
development; other projects of similar density
have been constructed and are compatible with
the area.
3. The design of the subdivision is not likely to
cause substantial environmental damage.
4. The design of the subdivision is not likely to
cause serious public health problems because all
necessary utilities and services presently serve
the project.
5. The discharge of waste from the subdivision into
the existing community sewer system will not violate
existing requirements prescribed by the local
Regional Water Quality Control Board pursuant
to Division 7 of the Water Code.
6. The project is consistent with the City's General
Plan.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
does hereby approve Tentative Parcel Map No. 85-267 and recommends
to the City Council approval of the parcel map subject to the
following conditions:
1. Submission of CC&R's to City Attorney for review
and approval prior to recordation of Final Map.

2. That a termite inspection be performed and that
proof of correction be submitted prior to recordation
of the Final Map.
3. Provide monies or plant a tree in the landscaped
area located adjacent to the Seal Way Boardwalk
to the satisfaction of the City Engineer.
4. That owner compl{es with conditions of Conditional
Use Permit 16-85 as directed by the Planning Commission.
5. Evidence of prior notice to tenants per State
law be provided before Council approval.
PASSED, APPROVED AND ADOPTED by the Planning Commission of the
City of Seal Beach at a meeting thereof held on the 4th
day of September ,1985, by the following vote:
AYES: Commissioners Hunt, Jessner, Ripperdan
NOES: Commissioners Covington, Perrin
ABSENT: Commissioners None
