RESOLUTION NUMBER 1418
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH
APPROVING VARIANCE 4-86. A REQUEST TO ALLOW A TA~DEM TWO CAR
GARAGE AND A UNIFORM THREE FOOT SETBACK ON THE NORTH SIDE OF THE
PROPERTY (209 - FOURTEEKTH STREETl.
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH HEREBY
RESOLVES:
WHEREAS.
an application was duly filed by Louise H. Marsh
(17702 Avalon Boulevard #21. Carson. California);
and
WHEREAS.
the property is described as that certain parcel
of land in the City of Seal Beach. County of
Orange. State of California. described as lot 9 in
block 222. tract 10 as per map recorded in Map
Book 9. Page 10 inclusive in the office of the
County Recorder of said County; and
WHEREAS.
the surrounding land uses and zoning are as
follows:
North. East and West -
A mixture of single-family and mult-family
residences located in the R-2 (Medium Density
Residentiall Zone.
South -
A mixture of single-family and multi-family
residences located in the R-3 (High Dnesity
Residential) Zone; and
WHEREAS,
the subject property contains approximately 2.578
square feet and is located on Fourteenth Street
about 125 feet northeast of the intersection of
Fourteenth Street and Electric Avenue ; and
WHEREAS.
the subject property is irregular in shape with
approximately 40 feet of frontage on Fourteenth
Street and approximately 10 feet of frontage on
the rear alleyway. The depth of the lot is 100
feet;and
WHEREAS.
the property is currently vacant: and
WHEREAS.
on March 11. 1986. the applicant presented staff
with plans and a variance application for the
proposed deviations: and
WHEREAS.
the proposed structure for 209 Fourteenth Street
is a two story single-family dwelling: and
WHEREAS.
the applicant is specifically requested a
three foot setback on the north side of
and a tandem two-car garage because the

the proposed variance for tandem parking and a
uniform interior side setback of 3 feet will not
adversely affect the General Plan. and
WHEREAS.

zone if the property was subject to the strict
application of the Municpal Code: and
WHEREAS,
the granting of such variances shall not consitute
a grant of special privileges inconsistent with
other limitations upon other properties in the
same vicinity and zone. since unnecessary
hardships and practical difficulties that would
result are not self imposed by the Applicant but
are merely the result of the size, shape and
location of this property, and
WHEREAS,
the granting of the Variance for tandem parking
and for a three foot setback on the interior side
are found to result in development of the subject
property in harmony with the propose and intent of
the Zoning Code.
NOW. THEREFORE, BE IT RESOLVED that the Planning Commission does
hereby approve Variance 4-86 with the following condition:
1. That the entry way stairway located within
the southerly side yard setback not project
more than two feet into that yard.
PASSED, APPROVED AND ADOPTED by the Planning Commission of the
City of Seal Beach at a meeting thereof held on the _~~~_________
