A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
SEAL BEACH APPROVING VARIANCE 7-86. A REQUEST TO ALLOW
A TANDEM TWO CAR GARAGE AND A UNIFORM THREE FOOT SETBACK
ON THE NORTH SIDE OF THE PROPERTY (211 15TH STREET)
THE PLANNING COMMISION OF THE CITY OF SEAL BEACH HEREBY RESOLVES:
WHEREAS, an application was duly filed by Donald Cox (P.O. Box
621, Seal Beach, California); and
WHEREAS, the property is described as that certain parcel of/and
in the City of Seal Beach, County of Orange, State of
California, described as Lot 9 in Block 221, Tract 10
as per map recorded in Map Book 9, Page 10 inclusive in
the office of the County Recorder of said County; and
WHEREAS, surrounding land uses and zoning are as follows:
North & East - A mixture of single family and multi-
family residences located in the Residential Medium
Density Zone.
South & West - A mixture of single-family and multi-
family residences located in the Residential High
Density Zone; and
WHEREAS, the subject property contains approximately 2,550 sq.
feet and is located on Fifteenth Street approximately
125 feet northeast of the intersection of Fifteenth
Street and Electric Avenue; and
WHEREAS, the subject property is irregular in shape with
approximately 40 feet of frontage on Fifteenth Street,
11 feet of frontage on the rear alleyway and a depth of
100 feet; and
WHEREAS, the property is currently occupied by a single family
residence; and
WHEREAS, on April 30, 1986, the applicant presented staff with
plans and a variance application for the proposed
variances; and
WHEREAS,
the proposed structure for 211 Fifteenth
two story single-family dwelling; and
Street is a
WHEREAS,
the applicant specifically requested: "...
foot setback on the north side of the lot
two-car garage because the proeprty is only
on (the) back alley"; and
a uniform 3
and a tandem
11 feet wide
WHEREAS, the proposed variance for tandem parking and a uniform
interior side setback of 3 feet will not adversely
affect the General Plan; and
WHEREAS, the special circumstances of lot width and shape of the
subject property would deprive privileges enjoyed by
other property in the same vicinity and zone if the
property was subject to the strict application of the
Municipal Code; and
WHEREAS, the granting of such variances shall not constitute a
grant of special provileges inconsistent with other
limitations upon other properties in the same vicinity
and zone, since unnecessary hardships and practical
difficulties that would result are not self imposed by
the Applicant but are merely the result of the size,
shape and location of this property; and

WHEREAS, the granting of the Variance for tandem parking and for
a three foot setback on the interior side are found to
result in development of the subject property in
harmony with the purpose and intent of the Zoning Code.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does
hereby approve Variance 7-86 subject to the following condition:
1. That Variance 7-86 be approved as submitted.
PASSED, APPROVED AND ADOPTED by the Planning Commission
City of Seal Beach at a meeting thereof held on the 07~
