RESOLUTION NO. 1104
A RESOLUTION OF THE SEAL BEACH PLANNING
COMMISSION CONDITIONALLY APPROVING CONDITIONAL
USE PERMIT CP-14-77 FOR CONVERSION OF AN
EXISTING APARTMENT BUILDING IN THE R-3 ZONE
INTO CONDOMINIUMS.
WHEREAS, an application was duly filed by John R. Jensen, 555 East
Ocean Boulevard, Long Beach for CP-14-77; and
WHEREAS, the property is described as Lots 18, 20 and one-half of
22, Block 212, Bay View Tract and is more commonly known
as 520 12th Street, Seal Beach; and
WHEREAS, the proposal is to convert an existing 12 unit apartment
building into a 12 unit condominium; and
WHEREAS, the Planning Commission finds that the property is non-
conforming due to parking, however, it is possible to
combine two of the units and provide four additional tandem
parking spaces.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does
hereby approve CP-14-77 subject to the following conditions:
1. Applicant to submit preliminary plans to the satisfaction
of the staff prior to issuance of letter of approval in con-
cept to Coastal Commission, and reduce the number of units
from twelve to eleven.
2. Provide four additional covered tandem parking spaces
on site.
3. Provide storage cabinets at head of each carport, where
feasible.
4. Association to maintain utility meters, utility lines,
hot water heaters, laundry, landscaping and building exterior.
5. Provide noise insulation between units to the satisfaction
of the Building Department.
6. Provide security locks and smoke detectors in all units.
7. CC & Rs to be submitted to staff for review prior to re-
cordations.

8. Upgrade fire hydrant on 12th Street to City East Bay
Standard.
9. Curb repair to the satisfaction of the City Engineer.
PASSED AND APPROVED on November 16, 1977 by the following vote:
AYES: Lanning, Knapp, Ripperdan, Cook, Covington
