RESOLUTION NO. 1111
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING CONDITIONAL USE PERMIT, CP-15-77 FOR 15%
PARKING REDUCTION FOR JOINT USES.
WHEREAS, an application was duly filed by James R. Watson, 101
Main Street, Suite "A," Seal Beach for CP-15-77; and

WHEREAS, the property is described as the 3.5+ Edison triangle
site bounded by Pacific Coast Highway, Marina Drive
and 5th Street; and
WHEREAS, the proposal is for a conditional use permit for 15%
parking reduction for joint commercial uses; and
WHEREAS, the Planning Commission makes the following. findings
regarding the proposal:
1. The various uses proposed would have different
peak customer generation times.
2. The parking plan provides adequate parking distri-
bution thnoughout the development.
3. A 15% parking reduction will not cause parking
problems on site.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does
hereby approve CP-15-77 subject to the following conditions:
1. Site plan be modified as shown in solid black lines.
2. Modify park area to eliminate 6 parking spaces,
unless req~ire_d by Coast~l__Cqm.n:rls~lQn_!L .and p'rov.i.de
. two-way. existing driveway to Marina.Dr. as shown in-
Exhibit "A"." . - -
3. Submiss.iori of a reciprocal parking agreement to
satisfaction of staff.
