RESOLUTION NO. 1115
A RESOLUTION OF THE SEAL BEACH PLANNING
COMMISSION APPROVING AND RECOMMENDING TO CITY
COUNCIL APPROVAL OF A TENTATIVE PARCEL MAP.
WHEREAS, an application was duly filed by James R. Watson, 101 Main St.,
Suite "A", Seal Beach, for approval of a Tentative Parcel Map;
and

WHEREAS, the property is described as the "Edison Triang1e", a 3.5+ acre
triangular shaped parcel bounded by Pacific Coast Highway,
Marina Drive and Fifth Street; and
WHEREAS, the proposal is to divide the parcel into seven commercial
lots; and
WHEREAS, the Planning Commission makes the following findings regarding
the Tentative Parcel Map:
1. The site is physically suitable for development; the land
is flat; is in a developed area with existing streets and
utilities located adjacent to the project site.
2. The site is suitable for the proposed density of development.
3. The design of subdivision will not cause substantial
environmental damage.
4. The design of subdivision is not likely to cause serious
p~blic health problems because all the necessary utilities
and services are available for the project.
5. The design of the subdivision will not conflict with
easements acquired by the public at large for access through,
or use of, property within the proposed subdivision.
6. The dtscharge of waste from the proposed subdivision into
the extsting community sewer system will not violate existing
requirements prescribed by the local regional water quality
control board pursuant to Division 7 of the Water Code.
NO~, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
approve and recommends to City Council approval of the Tentative Parcel
Map s~bject to the following conditions.
a) Increase the size of Lot 2 to a minimum of 70' x 1001.
b) Increase the size of Lot 3 to a minimum of 771 x 100'.
c) Provide a water main from 5th St. to Marina Dr. parallel to Pacific
Coast Highway to the satisfaction of the City Engineer.

d) Provide a new electrical service to the signal at 5th St. and
Pacific Coast Highway.
e) Landscaped parking lot islands to be 3 feet shorter than the
parking stalls to improve turning radius.
f},'l Interior site drainage and storm drains to the satisfaction of
the City Engineer.
g) Provide curb, gutters and sidewalks on all streets fronting the
site to the satisfaction of the City Engineer.
h) Provide street lights on all streets fronting the site to the
satisfaction of the City Engineer.
i) Install fire hydrants (number, type and location) to the
satisfaction of the Fire Chief.
j) Parcel map approval -.subject to zone change from C-O to C-2.
k) All compressors and condensor fans for central air conditioning
shall be acoustically and architecturally shielded.
