RESOLUTION NO. 1131
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING CP-.2-.78 FOR THE CONVERSION OF A 260 UNIT
APARTMENT COMPLEX INTO A 260 UNIT CONDOMINIUM.
WHEREAS, an application was duly filed by Rossmoor Park Apartments
(Robert.Hirsch , 15233 Ventura Blvd., Sherman Oaks) for
CP-2-78; and
WHEREAS, the property i's descri bed as the Rossmoor Park Apartments,
122QO Montecito Road, Seal Beach (Legal description on file);
and
WHEREAS, the proposal is to convert an existing 260 unit apartment complex
into a 260 unit condominium; and
WHEREAS, the Planning Commission finds the project in substantial
compliance with policy Resolution No. 1065, concerning the
conversion of apartments to condominiums; and
WHEREAS, the Planning Commission finds that the proposed conversion is
compatible with surrounding uses, the community in general and
the General Plan.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
approve CP-2-78 subject to approval of Tentative Tract Map 10295 and
the following conditions:
Install smoke detectors in each unit.
Install security locks in each unit.
Install concrete curb and gutter along Rossmoor Center
Way to the satisfaction of the City Engineer.
Install street lights along Rossmoor Center Way to the
satisfaction of the City Engineer.
Provide storage cabinets in all carports and at lower
level of parking structure. (excepting the tandem spaces)
Submit CC & R~s to Staff for review and approval prior
to recordation.
Install concrete ramps at entry of three story buildings
(to facilitate handicap entry).
