RESOLUTION NO. 1152
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING CP-14-78 FOR LIMITED COMMERCIAL USE IN THE
R-1 ZONE OF SURFSIDE.
WHEREAS, an application was duly filed by John Artukovich, C-17 Surfside, for
V-1l-78; and
WHEREAS, the property is described as Lot 17, Block C Surfside Colony and is
more commonly known as C-17 Surfside; and
WHEREAS, the request is for limited office use in a building in the R-1 Zone; and
WHEREAS, the Planning Commission ruled that this application should be considered
through the Conditional Use Permit process; and
WHEREAS, the matter was readvertized as CP-14-78; and
WHEREAS, the Planning Commission makes the following findings regarding the
application:

The first floor of the building was designed as a commercial
building.
No additional automobiles would enter the residential neighborhood.
The use would be for an office.
No more than three employees would be on site.
Surfside Colony Board of Directors support the use, if kept
low key.
The presence of the business should deter vandalism and gate
breakage in the Colony.
The business, as proposed, would have less impact on the
community than conversion of the first floor to residential use,
due to limited parking availability in the area.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby approve
CP-14-78 subject to the following conditions:
1. Employees to be limited to a maximum of three.
2. The business to maintain its current level of activity and
not to be expanded.
