I RESOLUTION NO. 1154 "I A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL OF TENTATIVE TRACT MAP 10415. WHEREAS, an application was duly filed by Henry Grumet, Moe Fox and Steve Costantino 801 and 805 Ocean Avenue for Tentative Tract Map 10415; and WHEREAS, the property is described as parcell & 2 of Parcel Map 68-7, and is more conunon1y known as 801 and 805 Ocean Avenue; and WHEREAS, the proposal is to convert two existing triplexes into a six unit condominium project; and WHEREAS, the Planning Conunission makes the following findings regarding the Tract Map: . 1. The site :is physically suitable for existing development; the land is flat and it is located in a developed area with existing streets, utilities, residences and conunercia1 activities located adjacent to this site. 2. The site is suitable for the present density of development; other projects of similar density have been constructed and are cempatib1e with the area. 3. The design of the subdivision will not cause substantial environmental damage. 4. The design of the subdivision is not likely to cause serious public health problems because all necessary utilities and services presently serve the project. 5. The design of the subdivision will not conflict with easements, acquired by the public at large for access through, or use of, property within the proposed subdivision because no easements acquired at large by the public are located on the project site. 6. The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local regional water quality control board pursuant to Division 7 of the Water Code. 7. The project is consistent with the City's General Plan. NOW, THEREFORE, BE IT RESOLVED that the Planning Conunission does hereby approve Tentative Tract Map 10415 and reconunends to City Council approval of the Tentative Tract Map subject to the payment of in lieu park fees of $2520.
