A RESOLUTION OF THE SEAL BEACH PALNNNING COMMISSION APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL OF TENTATIVE TRACT MAP NO. 10421. WHEREAS, an application was duly filed by James R. Watson, 101 Main Street, Suite A, for Tentative Tract Map 10421; and WHEREAS, the property is described as Lot 28, Block 105, Tract Bay City and is more commonly known as 228 5th Street; and WHEREAS, the proposal is to convert an existing duplex into a two unit condominium; and WHEREAS, the Planning Commission makes the following findings regarding the Tract Map: . 1. The site is physically suitable for existing development; the land is flat and it is located in a developed area with existing streets, utilities, residences and commercial activities located adjacent to this site. 2. The site is suitable for the present density of development; other projects ~f similar density have been constructed and are compatible with the area. 3. The design of the subdivision will not cause substantial environmental damage. 4. The design of the subdivision is not likely to cause serious public health problems because all necessary utilities and services pre~~ntly serve the project. 5. The design of the subdivision will not conflict with easements, acquired by the public at large for access through, or use of, property within the proposed subdivision because no easements, acquired by public at large are loacted on the project site. 6. The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local regional water quality control board pursuant to Division 7 of the Water Code. 7. The project is consistent with the City's General Plan. NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission does hereby approve Tentative Tract Map 10421 and recommends to City Council approval of the Tract Map subject to the following: 1. Payment of an in lieu parkland dedication fee of $840. PASSED AND APPROVED on August 2, 1978, by the following vote: .
