RESOLUTION NO. 1161 A RESOLUTION OF THE SEAL BEACH PLRNNING CO~1MISSION APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL OF TENTATIVE TRACT MAP NO. 10428. WHEREAS, an application was duly filed by Phillip and Linda Oliver, 300 Ocean Avenue, fo~ Tentative Tract Map 10428; and WHEREAS, the property is descriped as lot 23 and 20' of lot 25, Block 9, Bay City Tract and fS more commonly known as 125 10th Street; and WHEREAS, the proposal is for construction of a three unit condominium; and ~ WHEREAS, the Planning Commission makes the following findings regarding the Tract Map: . 1. The site is physically suitable for existing development; the land is flat and it is located in a developed area with existing streets, utilities, residences and commercial activities located adjacent to this site. 2. The site is suitable for the present density of development; other projects of similar density have been constructed and ore compatible with the area. 3. The design of the subdivision will not cause substantial environmental damage. 4. The design of the subdivision is not likely to cause serious public health problems because all necessary utilities and services presently serve the project. 5. The design of the subdivision will not conflict with ease- ments, acquired by the public at large for access through, or use of, property within the proposed subdivision because no easements acquired by the public at large are located on the project site. 6.The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local regional water quality control board pursuant to Division 7 of the Water Code. 7. The project is consistent with the City's General Plan. . e e - . NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby approve and recommend to City Council approval of Tentative Tract Map No. 10428 subject to: 1. Submi s s i on of CC & R I S to Staff for' revi ew and approval prior to recordation. 2. Payment of $1260 in, in lieu park fees. PASSED AND APPROVED on August 16, 1978 by the following vote: AYES: Lanning, Ripperdan, Cook, Covington NOES: None ABSENT: Knapp . ~~:~ Secretary to the Planning Commission .
