A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING AND RECOMMENDING TO THE REDEVELOPMENT AGENCY APPROVAL OF OFFICE BUILDING ON THE LUMBER YARD PORTION OF THE EDISON TRIANGLE SITE WITHOUT DELETING APPROVAL OF THE LUMBER-YARD HOME IMPROVEMENT CENTER AND ALSO APPROVAL IN CONCEPT FOR A HOTEL-~1OTEL ON THE SITE AS AN ALTERNATIVE USE. WHEREAS, an application was duly filed by James R. Watson, 101 Main St., Seal Beach, for PR-1-78; and WHEREAS, the property is described as the Edison Triangle, bounded by Pacific Coast Highway, Marina Drive and Fifth Street (legal description on file); and WHEREAS, the proposal is for approval of a 17,800 sq. ft. office complex on the Lumber-yard - Home Improvement Center por.tion of the site without deleting the Lumber Yard - Home Improvement Center use previously approved and additionally requesting a concept of approval for a Hotel-Motel as an alternative; and .' WHEREAS, the Planning Commission makes the following findings regarding the application: 1. The office complex meeting all minimum Zoning requirements and redevelopment agency requirements. 2. The office use is compatible with surrounding land uses. 3. The City should not delete the approval for a Lumber Yard-Home Improvement Center on the site since there is a demand for that use. 4. A concept approval should be granted for a compatible Hotel-Motel if such a use can be obtained for the site. NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission does hereby approve PR-1-78 and recommends to the Redevelopment Agency approval of the office complex without deleting approval of the Lumber Yard-Home Improvement Center and concept approval for a Hotel-Motel as an alternative use. The Planning Commission's recommendations are subject to the condition that no curb opening be provided adjacent to the Park on 5th Street.
