RESOLUTION NO. 1167
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING VARIANCE, V-15-78, FOR A 9 INCH ENCROACHMENT
INTO AN EXISTING SIDEYARD SETBACK.
WHEREAS, an application was duly filed by James R. Watson, 101 Main
Street, Suite A, Seal Beach, for Variance V-15-78; and
WHEREAS, the property is described as Lot 1, Block E, Tract No. 1 and
is more commonly known as 1502 Ocean Avenue; and
WHEREAS, the proposal is for a Variance to permit a 9 inch encroachment
into an existing side yward setback for 31 feet of building
at 1502 Ocean Avenue; and
WHEREAS, the Planning Commission makes the following findings regarding
the Varianc~: .

1. The Variance shall not affect the General Plan because
the property is used for residential purposes and is
located in a residential ,zone.
2. The encroachment into the exterior sideyard setback is due
to a mutual error of the Building Department and the
Builder.
3. A 3 foot side yard setback is maintained on the Lot.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
approve V-15-78. .
PASSED AND APPROVED on September 20, 1978, by the following vote:
AYES: Lanning, Cook, Knapp, Ripperdan, Covington
NOES: None
