RESOLUTION NO. 1179
.
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING CONDITIONAL USE PERMIT CP-19-78 FOR
CONSTRUCTION OF A CHURCH IN THE R-3 ZONE.
WHEREAS, an application was duly filed by Grace Brethren Church, 8th
Street and Central Avenue, Seal Beach, for CP-19-78; and
WHEREAS, the property is described as lots 34, 36, 38, 40, 42, 44, 46,
and 48, Block 8, Bay City Tract and is located at the Southeast
corner of 8th Street and Central Avenue; and
WHEREAS, the proposal is to remove an existing church and construct a
new 23,500 square foot, two story church; and
WHEREAS, the proposal does not provide parking in accordance with City
requirements; and

WHEREAS, the church has obtained written authorization to use adjacent
commercial parking which will provide 29 parking spaces; and
WHEREAS, the church has obtained authorization to use the City employees
parking lot, which could provide approximately 103 parking spaces
by using tandem parking in conjunction with valet parking; and
WHEREAS, the church has indicated its intent to use as much public and
private off-street parking facilities as possible to minimize
parking conflicts; and
WHEREAS, the church and architect will attempt to increase available
landscaping and open space on 8th Street and Central Avenue
by using angle parking adjacent to the alley thereby increasing
the building setback.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
approve CP-19-78, with the recommendation that the church provide off-
street parking as proposed in the report to the Commission on December
20, 1978, and that the architect redesign the location of the structure
on the site inorder to retain as much open space on Central Avenue and
8th Street as possible.
