RESOLUTION NO. 1184
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL
OF A TENTATIVE PARCEL MAP NO. 79-1001 FOR A 4.5
ACRE SUBDIVISION IN THE LIGHT MANUFACTURING M-l
ZONE FOR ROCKWELL INTERNATIONAL.
WHEREAS, an application was duly filed by Rockwell International, 2201 Seal
Beach Blvd., for Tentative Parcel Map No. 79-1001; and
WHEREAS, the parcel is described as a 4.5 acre parcel located at the northwest
corner of Seal Beach Blvd. and Regency Drive, Seal Beach and is
presently vacant; and
WHEREAS, the proposal is to subdivide one parcel of 4.5 acres from an existing
107 acre industrial site in order to construct a 67,000 square foot,
one-story building to be used for corporate records storage; and
WHEREAS, an initial study and Negative Declaration has been prepared on this
project which showed no ddverse environm~ntal effect by this project
and the initial study and Negative Declaration comply with the provisions
of CEQA; and

WHEREAS, the Planning Commission makes the following findings regarding the
Tentative Parcel Map:
1. The site is physically suitable for development; the land is
flat; is in a developed area with existing streets and utilities
located adjacent to the project site.
2. The site is suitable for the proposed density of development.
3. The design of subdivision will not cause substantial environmental
damage.
4. The design of subdivision is not likely to cause serious public
health problems because all the necessary utilities and services
are available for the project.

5. The design of the subdivision will not confliet with easements
acquired by the public at large for access through, or use of,
property within the proposed subdivision.
6. The discharge of waste from the proposed subdivision into the
existing community sewer system will not violate existing requirements
prescribed by the local regional water quality control board pursuant
to Division 7 of the Water Code.
7. The proposal is not in conflict with City Zoning regulations, Land
Use policies for the area and the City's General Plan.

NOW, THEREFORE BE IT RESOLVED that the Planning Commission does hereby approve
and recommends to City Council approval of the Tentative Parcel Map No. 79-1001
subject to the attached conditions made a part of this Resolution by reference.
PASSED AND APPROVED on May 2, 1979, by the following vote:
