HomeMy WebLinkAboutPC Res 1188 - 1979-07-18 . . . -~e -' e (- RESOLUTION NO. 1188 A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING VARIANCE, V-3-79, FOR LESS THAN REQUIRED PARKING IN CONJUNCTION WITH A 126-UNIT CONDOMINIUM PROJECT AT SEAL BEACH BOULEVARD AND GOLDEN RAIN ROAD. WHEREAS, an application was duly filed by Golden Rain Foundation, P.O. Box 2069, Seal Beach, and Presley of Southern California, P.O. Box 2200, Newport Beach, for Variance, V-3-79; and WHEREAS, the property is described as a 5.51 acre site, Tentative Tract 10,732, and is located at the southwest corner of Seal Beach Boulevard and Golden Rain Road (legal description on file with the City); and WHEREAS, the request is for a Variance for less than required parking; and WHEREAS, the Planning Commission makes the following findings: 1. Such Variance shall not adversely affect the General Plan because the proposed use of the land is high density residential as permitted in the General Plan and by zoning; 2. Because of special circumstances applicable to the proposed project, including a development designed to serve elderly and/or handicapped elderly as part of an existing retirement- planned community, less parking should be required due to smaller household size and less automobiles per household than a normal non-elderly residential development; 3. The project contains 10 mini-vehicle (electric cart and/or bike/trike) parking spaces per building or a total of 30 such spaces in the project; 4. The project area will be served by an existing free mini-bus system as part of the Leisure World Complex; 5. The project site as part of Leisure World is served by 275 busses per day. 6. The approval of such Variance shall not constitute a grant of special privilege inconsistent with other limitations upon other properties in the same vicinity and zone because the existing Leisure World planned community was developed with less parking than the proposed development. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby approve V-3-79.
