A RESOLbTION OF THE SEAL BEACH PLANNING CJMMISSION APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL OF TENTATIVE TRACT MAP NO. 10893 WHEREAS, an application was duly filed by Richard Miller, 1105 Ocean Ave. for Tentative Tract Map 10893; and WHEREAS, the property is described as Lot 3, Block 11, Tract Bay City and is more commonly known as 1105 Ocean Ave; WHEREAS, the proposal is to convert and existing duplex into a two unit condominium; and WHEREAS, the Planning Commission makes the following findings regarding the Tract Map: . 1. The site is physically suitable for existing development; the land is flat and it is located in a developed area with existing streets, utilities, residences and commercial activities located adjacent to this site. 2. The site is suitable for the present density of development; other projects of similar density have been constructed and are compatible with the area. 3. The design of the subdivision is not likely to cause substantial environments,l::damage'.. -.- . _ ';~-~':; - ~ -.- ~__n 4. The:.design of the-'subdiv:f:sionds not' likely ,to~ cause serious public' _health problems because all necessary utilities and services presently serve the project. 5. The design of the subdivision will not conflict with easements, acquired by the public at large for access through, or use of, property within the proposed subdivision because no easements, acquired by public at large are located on the project site. 6. The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local regional water quality control board pursuant to Division 7 of the Water Code. 7. The project is consistent with the City's General Plan. NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission does hereby approve Tentative Tract Map 10893 and recommends to City Council approval of the Tract Map subject to the following: 1. Submission of CC&R's to City Attorney for review and approval prior to recordation.
