RESOLUTION NO.
1198
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING CP-8-79 FOR THE CONVERSION OF TWO DUPLEXES
INTO A FOUR UNIT CONDOMINIUM.
WHEREAS, an application was duly filed by Gemini Investment Company II
16182 Pacific Coast Highway, Huntington Beach, for CP-8-79; and
WHEREAS, the property is described as lots 27 and 29, block 1, Bay City
Tract and is more commonly known as 127-129 2nd Street; and
WHEREAS, the proposal is to convert two existing duplexes into a four
unit condominium; and
WHEREAS, the Planning Commission finds the project in substantial
compliance with Policy Resolution No. 1162, concerning conversion
of apartments to condominiums; and
WHEREAS, the Planning Commission finds the proposed conversion is
compatible with surrounding uses, the community in general and
the General Plan.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
approve CP-8-79 subject to the following:
1. Install storage cabinets at the head of each tandem garage;
2. Submission of CC&R's to City Attorney for review and
approval prior to recordation;
3. Each unit to have a specified parking arrangement with
at least one space being directly accessible from the
parking entrance;
4. Provide separate laundry facility for each unit;
5. Conditional Use Permit approval subject to approval of
Tract Map by Planning Commission and City Council.
