A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL
OF TENTATIVE TRACT MAP NO. 10695
WHEREAS, an application was duly filed by Gemeni Investment Company II,
16182 Pacific Coast Highway, Huntington Beach for Tentative
Tract Map 10695; and
WHEREAS, the property is described as lots 27 and 29, Block 1, Bay City
Tract and is more commonly known as 127-129 2nd Street; and
WHEREAS, the proposal is to convert two existing duplexes into a four (4)
unit condominium; and
WHEREAS, the Planning Commission makes the following findings regarding the
Tract Map;

1. The site is physically suitable for existing development; the
land is flat and it is located in a developed area with existing
streets, utilities, residences and commercial activities
adjacent to this site;
2. The site is suitable for the present density of development;
other projects of similar density have been constructed and
are compatible with the area;
3. The design of the subdivision is not likely to cause substantial
environmental damage;
4. The design of the subdivision is not likely to cause serious
public health problems because all necessary utilities and services
presently serve the project;
5. The design of the subdivision will not conflict with easements,
acquired by the public at large for access through, or use of,
property within the proposed subdivision because no easements,
acquired by the public at large are located on the project site;
6. The discharge of waste from the subdivision into the the existing
community sewer system will not violate existing requirements
prescribed by the local regional water quality control board
pursuant to Division & of the Water Code;
7. The project is consistent with the City's General Plan;
NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission does hereby
approve Tentative Tract Map 10695 and recommends to City Council approval of
the Tract Map subject to the following:
1. Submission of CC&R's to City Attorney for review and approval
prior to recordation;
2. In-lieu parkland dedication fees of $43,904 be paid prior to
recordation of the final Tract Map.
