RESOLUTION NO. 1208
A RESOLUTION OF THE SEAL BEACH PLANNING
COMMISSION APPROVING AND RECOMMENDING TO
CITY COUNCIL AMENDMENTS TO THE LAND USE
ELEMENT TO THE GENERAL PLAN FOR ONE BLOCK
OF OCEAN AVENUE.
WHEREAS, in 1973, the City adopted a Land Use Element to the General
Plan and a Land Use Element map which designated one block
of Ocean Avenue for Service Commercial uses; and
WHEREAS, the subject block is bounded by Ocean Avenue, Dolphin Avenue,
the Seal Way Alley and 14th Street; and
WHEREAS, the subject block is developed with both residential and
commercial uses; and
WHEREAS, the subject block is surrounded by R-3, Multi-density residential
land uses; and
WHEREAS, the subject block is in a residential neighborhood with a
residential character and residential streets; and
WHEREAS, a Negative Declaration has been prepared which revealed no
adverse impacts from the change to the Land Use Element for
the block from C-1 to R-3.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
approve and recommend to City Council amendment to the Land Use Element
as shown in Exhibit 'WI attached hereto.

SUMMARY TABLE OF EXISTING AND
PROPOSED LAND USES IN ACRES
Change is expected to occur within the City, mainly in
the Coastal District where the impact of a beach
attraction for visitors and an inviting residential
environment exist. The remaining portions of the City
are considered to be stable and of a high quality so that
no substantial change is anticipated within the life span
of the Land Use Element, 1985.
