RESOLUTION NO. 1214
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL
OF TENTATIVE PARCEL MAP 80-1001 FOR THE OLD RANCH
BUSINESS PARK.
WHEREAS, an application was duly filed by Bixby Ranch Company, 911
Studebaker Road, Long Beach, for Tentative Parcel Map 80-1001;
and
WHEREAS, the property is described as an 18+ acre parcel bounded by
Seal Beach Blvd., San Diego Freeway, and the Orange County area
of Rossmoor. (legal description is on file with the Planning
Department); and
WHEREAS, the proposal is to subdivide the site into thirteen (13) parcels
for commercial and light manufacturing uses; and
WHEREAS, the P~anning Comm~,ssion makes the following findings regarding
the parcel map:
The project has had an Environmental Impact Report prepared
and approved by the City's Environmental Control Board;
The site is physically suitable for the proposed development;
the land is mildly sloping and located in a developed area
with existing streets, utilities, residences and commercial
activities adjacent to the site;
The site is suitable for the proposed density and intensity
of development;
The design of the subdivision is not likely to cause
substantial environmental damage;
The design of the subdivision is not likely to cause serious
public health problems because all necessary utilities and
services presently are available for the project;
The design of the subdivision will not conflict with
easements, acquired by the public at large for access
through, or use of, property. within the proposed subdivision;
The discharge of waste from the subdivision into the existing
community sewer system will not violate existing requirements
prescribed by the local regional water quality control board
pursuant to Division 7 of the Water Code.
8. The project is consistent with the City's General Plan and
Zoning Ordinance.
NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission does hereby
approve Tentative Parcel Map 80-1001, and recommends to City Council
approval of th~ Parcel Map subject to the following:
1. Submission of CC&R's to City Attorney for review and
approval prior to recordation.
2. Any proposed uses for Buildings 2 and 3 (Financial) be
submitted to the Planning Commission for approval.
