RESOLUTION NO. 1218
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
RECOMMENDING TO CITY COUNCIL AN AMENDMENT TO THE
ZONING ORDINANCE DEALING WITH HOME OCCUPATIONS.
WHEREAS, the City.s zoning ordinance pennits "home occupations" in all
residential zones; and
WHEREAS, the definition of "home occupation" is general in nature and
does not insure compatibility in residential neighborhoods and
WHEREAS, the intent of the Residential zoning restrictions are to maintain
the residential character of neighborhoods; and
WHEREAS, in or.der to.insure compatibility in residential zones the zoning
ordinance should be amended to reflect the intent of limitations
on uses within residential zones; and
WHEREAS, the Planning Director shall be enpowered to determine if a pro-
posed use is compatible with a residential zone; and
WHEREAS, an applicant shall have the right of review of a decision of the
Planning Director by the Planning Commission without a filing
fee; and

WHEREAS, the anEndment shall be in force for one year pending formal re-
view by the Planning Commission on the effectiveness of this
amendment.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
recommend to City Council adoption of the attached amendments to the
zoning ordinance.
PASSED AND APPROVED ON September 17, 1980, by the following vote:
AYES: Commissioners Ripperdan, Covington, Leibert & Gilkerson
NOES: Commissioners Knapp
ABSENT: Commissioners NONE

PROPOSED AMENDMENTS
Add to: Section 28-400 Permitted Uses
"Residential Use Restrictions:
No lot or premises ,and no building, or part thereof, in all residential
zones shall be used or occupied for any purpose except as a public school,
public playground or privately owned residential structures.'~ Except as
otherwise provided in this chapter.
Delete Section 28-400 (5) Home Occupations.
