A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING CONDITIONAL
USE PERMIT 1-89, A REQUEST TO ADD 8BB SQUARE
FEET TO AN EXISTING l4sB SQUARE FOOT REALTY
OFFICE IN THE RESIDENTIAL HIGH DENSITY ZONE
(19Bl GOLDEN RAIN ROAD, LEISURE WORLD)
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY
RESOLVE:
WHEREAS, on January 26, 1989, the Golden Rain Foundation filed
an application for Conditional Use Permit 1-89 with the
Department of Development Services; and
WHEREAS the applicant is requesting approval for an addition of
8BB square feet to an existing l4sB square foot realty
office located at 19B1 Golden Rain Road; and
WHEREAS, the subject property is located at the intersection of
Golden Rain Road and Del Monte Drive within Leisure
World, a high-density, planned unit development; and
WHEREAS, the surrounding land uses and zoning are as follows:
North, South, and west - Leisure World; Multiple-family
residences in the Residential High Density Zone (RHO);
East - Leisure World entrance and security building in
the Residential High Density Zone, (RHD); and
WHEREAS, the Planning Commission makes the following findings in
regards to Conditional Use Permit 1-89:
1. The proposal is in compliance with the General
Plan of the City of Seal Beach.
2. The proposal meets the conditions and limitations
set forth in Section 28-8B~ of the Code of the
City of Seal Beach.
3. The site is suitable and the use is suitable for a
planned community of over lsB units, and serves
the needs of that community.
WHEREAS, the Planning Commission held a duly noticed public
hearing on Wednesday, February 15, 1989 and Wednesday,
March 1, 1989 to consider Conditional Use Permit 1-89;
and
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of
the City of Seal Beach does hereby approve Conditional Use Permit
1-89 subject to the following conditions:
1. Conditional Use Permit 1-89 is approved for the addition of
8BB square feet to the existing l4sB square foot realty
office at 19B1 Golden Rain Road.
2. Subsequent submittal of construction documents shall be in
substantial compliance with the plans approved in
Conditional Use Permit 1-89.
3. Landscaping plans shall be included for approval with the
subsequent submittal of construction documents.
4. Landscaping shall be installed and maintained by the
applicant.

City of Seal Beach at a meeting thereof held on the 1st day of
March, 1989 by the following vote:
