RESOLUTION NUMBER 1547
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF SEAL BEACH APPROVING CONDITIONAL
USE PERMIT 4-89, A REQUEST TO ALLOW FOR
MAJOR STRUCTURAL ALTERATIONS, ENLARGEMENTS
OR EXPANSIONS TO A NONCONFORMING DUPLEX, IN
CONJUNCTION WITH THE PROVISION OF THE
REQUIRED ON-SITE PARKING (1120 CENTRAL AVE.)
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE:
WHEREAS, On April 28, 1989" Bruce M. Stark filed an application with the
Department of Development Services for CUP 4-89, a request to
add approximately 1470 square feet to a legal nonconforming
duplex, in conjunction with the establishment of six (6) covered
parking spaces; and
WHEREAS, The subject property, 1120 Central Avenue, contains 55 feet of
frontage on Central Avenue, and a depth of 50 feet; and
WHEREAS, The subject property contains approximately 2,750 square feet
and is located on the south side of Central Avenue; and
WHEREAS, The subject property currently contains a two-story duplex with
an area of 1240 square feet, and provides none of the four (4)
required parking spaces; and
WHEREAS, The subject property is surrounded by a mixture of single family
and multi-family units in the residential high density, (RHD)
zone; and
WHEREAS, The Planning Comnission makes the following findings:
1. Conditional Use Permit 4-89 will not adversely affect the
General Plan which designates the subject property for high
density residential uses.
2. The applicant's proposal will provide the subject property
with the four (4) required covered parking spaces.
3. The proposed plans will not create a more intense use of
the property (in terms of units), while providing all of
the required parking.
NOW, THEREFORE BE IT RESOLVED that the Planning Comnission of the City of
Seal Beach does hereby approve Conditional Use Permit 4-89, subject to the
following conditions:
1. Conditional Use Permit 4-89 is approved for the addition of
approximately 1470 square feet to a legal nonconforming duplex, in
conjunction with the establishment of six (6) covered parking spaces.
2. Subsequent construction documents shall be in substantial compliance
with the plans approved through CUP 4-89.

Seal Beach at a meeting thereof held on the 7th day of June, 1989, by the
following vote:
