RESOLUTION NO.

A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL
OF TENATIVE TRACT MAP NO. 11444
WHEREAS, an application was duly filed by Marina View Terrace, 1163 La Rosa
Road, Arcadia for Tentative Tract Map 11444; and
WHEREAS, the property is described as a portion of Lot 13, Block 101,
Tract 698 and is located at the southeast corner of First Street
and Marina Drive; and

WHEREAS, the proposal is to construct a five-unit condominium; and
WHEREAS, the Planning Commission makes the following findings regarding
the Tract Map;
1. The site is physically suitable for proposed development;
the land is flat and it is located in a developed area
with existing streets, utilities, residences and commercial
activities located adjacent to this site;
2. The site is suitable for the proposed density of development;
other projects of similar density have been constructed and
are compatible with the area;
3. The design of the subdivision is not likely to cause sub-
stantial environmental damage;
4. The design of the subdivision is not likely to cause serious
public health problems because all necessary utilities and
services presently serve the project;
5. The design of the subdivision will not conflict with easements,
acquired by the public at large for access through, or use of,
property within the proposed subdivision because no easements,
acquired by public at large are located on the project site.
6. The discharge of waste from the subdivision into the existing
community sewer system will not violate existing requirements
prescribed by the local regional water quality control board
pursuant to Division 7 of the Water Code.
7. The project is consistent with the City's General Plan.
NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission does hereby
approve Tentative Tract Map 11444 and recommends to City Council approval
of the Tract Map subject to the following:
1. Payment of in lieu park fees of $70,50T.00 prior to
issuance of building permits.
2. Staff recommended "Conditions of Approval" as outlined in
staff report.
