~ RESOLUTION NO. 1243
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING
V-6-81 TO CHANGE THE USE OF A NONCONFORMING, MANUFACTURING
BUILDING TO COMMERCIAL WITH LESS THAN REQUIRED PARKING
WHEREAS, an application was duly filed by Tom Hyams and Howard Brief,
311 Main Street for V-6-81; and
WHEREAS, the property is described as lots 5, 6, 7, and 8, Block 209,
Bay View Tract, and is more commonly known as 909-915 Electric
Avenue; and

WHEREAS, the proposal is to change a manufacturing building in a commercial
zone into conforming commercial uses with less than required
parking; and
WHEREAS, the Planning Commission makes the following findings:
1) All nonconforming uses will be eliminated.
2) Additional on-site parking is being provided.
3) The lease area of the building is being reduced by 23% or 4969
square feet.
4) Additional off-site parking is provided for day use.
5) Additional off-site parking is provided on a space
available basis.
6) The site is located near two public City parking lots containing
39 spaces.
7) Hardship exists due to the original design of the building and its
original use for manufacturing. No practical method exists to
increase available parking on site.
NOW, THEREFORE, BE IT RESOLVED that the Seal Beach Planning Commission does
hereby approve V-6-81 subject to the following conditions:
1) Parking on-site to be striped to satisfaction of staff.
2) Employees to use non-pub1ic/off-site parking as much as
practical.
3) On-site parking to be reserved for customer use as much
as practical.
