RESOLUTION NO. 1246

A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL
OF PRECISE PLAN FOR TRACT #11302
WHEREAS, an application was dUly filed by Ponderosa Homes, 2082
Business Center Drive, Irvine for Precise Plan approval for
Tract #11302; and
WHEREAS, the property is described as a portion of the Hellman Specific
Plan area and is located north of Marina Hill (legal description
on file): and
WHEREAS, the proposed Precise Plan covers: Landscaping, fencing and the
placement of 333 single-family detached residences {Lots 1-333,
Tract #11302); and
WHEREAS, the Planning Commission makes the following findings regarding the
Precise Plan:

1. The proposed project is compatible with the intent and purpose
of the Hellman Specific Plan.
2. The design of the project is not likely to damage significant
archaeological sites.
3. The proposed development standards are necessary to achieve
compliance with the intent and purpose of the Hellman Specific
Plan and will not have an adverse impact on the pUblic health,
safety, interest, convenience or the general welfare.
4. The proposed project is consistent with the City of Seal
Beach Redevelopment Plan.
5. The proposed project is cQnsistent with the City of Seal
Beach General Plan.
6. Precise Plan subject to final approval by City staff.
NOW, THEREFORE, BE IT RESOLVED, THAT the Planning Commission does hereby
approve and recommend to City Council approval of the Precise Plan.
