RESOLUTION NO. 1249 A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING AND RECOMMENDING TO CITY COUNCIL AN AMEND- MENT TO THE R/C/P ZONING PROVISIONS WHEREAS, the R/C/P zoning provisions currently require one-third of any such site to be used for public open space; and WHEREAS, under the auspices of the California Coastal Conservancy, a plan was developed for the site, approved by the Conservancy and California Coastal Commission; and WHEREAS, the plan showed 70% of the site in open space and 30% of the site for development; and WHEREAS, the site lies in the coastal zone and must be addressed in the City's LCP; and WHEREAS, the zoning for the site must be addressed in the LCP. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby recommend to City Council the following amendment to the R/C/P zoning provisions: . Article 9. Res4eeRt4a~~Commercial/Park Zone (-R~C/P Zone) Sec. 28-900. Generally. Certain real property within the City is unique due to its proximity to the ocean and its water-oriented character. It is determined to be in the best interest of the City to permit some flexibility in development of said property. Only hotel ~ee4Y~-eeRs~tY-Fes~eeRt4a~ and/or service commercial uses shall be permitted within the zone. In addition, a-~~R~~Y~-ef-eRe- tMFe 7'0% (seventy percent) of any parcel within this zone shall be devoted to park uses with unrestricted access to the public. Development of said property shall be subject to the issuance of a conditional use permit.
