RESOLUTION NO. 1251 A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL OF TENTATIVE PARCEL MAP NO. 82-1001 WHEREAS, an application was duly filed by Ponderosa Homes, 2082 Business Center Drive, Irvine for Tentative Parcel Map #82-1001; and WHEREAS, the property is described as a portion of the Hellman Specific Plan area and is located north of Marina Hill (legal description on file); and WHEREAS, the proposal is to subdivide the Hellman Specific Plan area into three residential parcels, two roads, two parks and one oil pro- duction site; and . WHEREAS, the purpose of the parcel map is to provide a method to: purchase residential land, purchase road rights-of-way and to convey parkland to the City of Seal Beach; and WHEREAS, the Planning Commission makes the following findings regarding the map: 1) An environmental impact report was prepared on the project which showed no significant environmental effects which could not be mitigated. 2) A Specific Plan was prepared on this project and adopted by the City Council. 3) This project is consistent with the City's General Plan.. 4) This project is consistent with the City's Redevelopment Plan. 5) The site is physically suitable for proposed development. 6) The site is suitable for the proposed density of development. 7) The design of the subdivision is not likely to cause substantial environmental damage. 8) The design of the subdivision is not likely to cause serious public health problems because all necessary utilities and services are available to serve the project. 9) The design of the subdivision will not conflict with easements, acquired by the public at large for access through, or use of. , property within the proposed subdivision. 10) The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local regional water quality control board pursuant to Division 7 of the Water Code. . NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission does hereby approve Tentative Parcel Map #82-1001 and recommends to City Council approval of the map subject to the attached conditions shown as Exhibit "A".
