RESOLUTION NO. 1254
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING CONDITIONAL USE PERMIT CUP-2-82(H) FOR
THE SUNSET BEACH WATER TOWER AT 1 ANDERSON STREET
WHEREAS, an application was duly filed by R.W. Stinson and G.A. Armstrong,
9780 Emmons Circle, Fountain Valley for CUP-2-82(H): and
WHEREAS, the property is described as a 35 ft. x 35 ft. parcel located
at 1 Anderson Street (legal description on file); and
WHEREAS, the proposal is to renovate an existing water tower structure
and to install a circular single-family residence on the tower
platform in the C-2, General Commercial Zone at 1 Anderson Street;
and

WHEREAS, the Planning Commission makes the following findings regarding the
application:
1) The local historical significance of the tower is demonstrated
by the attempt of the County of Orange, City of Seal Beach,
City of Huntington Beach and residents of Surfside and Sunset
Beach to restore and preserve the tower as a landmark.
2) The existing tower architecture will be closely adhered to
in the renovation as determined by an Architectural Review
Committee appointed by the City Council to insure architectural
compatibility and by the reuse of as much of the original
material as possible in the final structure.
3) All Seal Beach Municipal Code deviations are necessary to pre-
serve the architectural integrity of the water tower. Code
deviations are as follows: substandard lot size, excess building
heights, substandard setbacks and land use.
4) All needed agreements, contracts and conditions between the
City of Seal Beach and the applicant have been executed to
insure compliance.

5) To insure that all waivers from the code will have no effect
upon the structural stability and soundness of the rebuilt
structure, the applicant will pay for an independent review
by the City of Seal Beach of the renovated structure to
satisfy the City Engineer that the new design will be mechanically
and structurally stable and sound and will withstand acceptable
wind and earthquake loads. This review will be at a fee known
to and approved by the developer.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
approve CUP-2-82(H) and grants an historic conditional use permit for the
renovation of the Sunset Beach Water Tower and installation of a circular
single-family residence on the tower platform.

AYES: Covington, Gilkerson, Jessner, Goldenberg
NOES: None
ABSENT: leibert
