RESOLUTION NO. 1256
.
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING VARIANCE V-1-82 FOR EXCESS HEIGHT AT 2400
BEVERLY MANOR ROAD.
WHEREAS, an application was duly filed by General Telephone Company,
100 Wilshire Boulevard, Santa Monica, for variance V-1-82; and
WHEREAS, the property consists of a 75,620 square foot parcel located at
2400 Beverly Manor Road, in the light manufacturing {M-l} zone
{legal description on file}: and
WHEREAS, the proposal is to construct a partial second story on an existing
one-story building and will have an excess height of 4 ft. 6 in.; and
WHEREAS, the existing building and proposed addition is part of General
Telephone's switching facility for this region; and
WHEREAS, the Planning Commission makes the following findings regarding the
variance:

1. The proposed 39 ft. 6 in. overall building height
is necessary to physir.ally accommodate the switching
equipment. .
2. The variance shall not adversely affect the General Plan
because the use is consistent with the General Plan.
3. The project includes additional parking which exceeds
code-required parking.
4. Hardship is involved in this application due to physical
size of the switching equipment which must be located
within a building.
5. Expansion at this time is necessary in order to provide
for telephone communication needs which cannot be accommodated
at other telephone switching facilities in Southern California.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby
approve variance V-1-82, subject to providing a total of one tree for
each five parking spaces as required by Section 28-1502{6} of the Zoning
Code. In addition, the applicant shall submit a landscape plan to the
satisfaction of staff which shows type and size (15 gallon minimum) of
trees and the permanent irrigation system for said landscaping.
