A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING AND RECOMMENDING TO CITY COUNCIL ADOFTION OF ZONING TEXT AMENDMENT, ZTA-7-82 WHEREAS, in 1981, Ordinance #1095 was adopted limiting building height on small lots, parcels or building sites to 15 feet; and WHEREAS, one residential development in the City is directly affected by this ordinance; and WHEREAS, in order to permit m~n~mum reasonable living space on small lots, the height limit should be increased to permit two-story buildings; and WHEREAS, a height limit should be established which permits architectural variation in roof types while preventing roof decks at the maximum permitted building heights; and \VHEREAS, aesthetics should be controlled in the Redevelopment Project Area by an Architectural Review Board. . NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby approve and recommends to City Council adoption of ZTA-7-82 subject to the following conditions: . 1) Title 25 code requirements for setbacks and clearances and.City height requirements of 25 feet must be adhered to. 2) Life safety sprinkler system throughout the trailer and cabana as per N.F.P.A. l3D. 3) Stucco exterior or I-hour rated material under wood siding. 4) Fire flow 2500 gpm at 30 psi maximum for water system. 5) Permit a building height of 25 feet maximum. 6) The area above 20 feet be devoted exclusively for roof style. 7) That no decks be permitted above the second floor floor level. 8) That no two-story cabanas be constructed adjacent to each other. 9) That the Planning Commission be appointed to serve as an archi- tectural board for the redevelopment areas with no architectural boards. 10) That all of the above required safety conditions be made a requirement of all existing cabanas that are still in the process of construction. 11) That there will be a complete Orange County Fire Department inspection of the park and whatever they find to require change or correction would have to be complied with before any other permits were granted. 12) That any of the other safety standards required in the prior conditions would have to be verified as existing before any permits would be granted for 2-story cabanas to be constructed.
