RESOLUTION NUMBER 1289
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL
OF TENTATIVE PARCEL MAP NO. 83-1003
.
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE:
WHEREAS, an application was duly filed by James Freimuth, 1303
Seal Way, for Tentative Parcel Map No. 83-1003; and
WHEREAS, the property is described as Lot 27, Block 10, Bay City
Tract and is more commonly known as 127 11th Street;
and
WHEREAS, the proposal is to convert an existing duplex into a
two-unit condominium; and
WHEREAS, the Planning Commission makes the following findings
regarding the Parcel Map:
1) The site is physically suitable for existing development;
the land is flat and it is located in a developed area
with existing streets, utilities, residences and commer-
cial activities located adjacent to this site;
2) The site is suitable for the present density of develop-
ment; other projects of similar density have been con-
structed and are compatible with the area;

3) The design of the subdivision is not likely to cause
substantial environmental damage;
4) The design of the subdivision is not likely to cause
serious public health problems because all necessary
utilities and services presently serve the project;
5) The design of the subdivision will not conflict with
easements, acquired by the public at large for access
through or use of, property within the proposed subdivi-
sion because no easements, acquired by public at large,
are located on the project site.
6) The discharge of waste from the subdivision into the
existing community sewer system will not violate exist-
ing requirements prescribed by the local Regional Water
Quality Control Board pursuant to Division 7 of the
Water Code.
7) The project is consistent with the City's General Plan.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does
hereby approve Tentative Parcel Map No. 83-1001 and recommends
to City Council approval of the parcel map subject to the following:
1) Submission of CC&R's to City Attorney for review and
approval prior to recordation.
2) Replace the existing curb in front of the site to the
satisfaction of the City Engineer, or provide cash bond
to the City in an amount determined by City Engineer to
cover cost of construction.

PASSED, APPROVED AND ADOPTED by the Planning Commission of the
City of Seal Beach at a meeting thereof held on the 1st
day of June , 1983 by the following vote:
AYES: Commissioner(s) Covington, Jessner, Goldenberg
NOES: Commissioner(s) None
ABSENT: Commissioner(s) Perrin, Smith
