RESOLUTION NUMBER 1303
A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION
APPROVING CUP-l3-83 FOR THE CONVERSION OF A DUPLEX
INTO A TWO-UNIT CONDOMINIUM
THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE:
WHEREAS, an application was filed by John & Lynne Reynolds & Mavis
Marshall, 636 East Pamela Road, Arcadia, California; and
WHEREAS, the property is described as Lot 23 in Block 12 of Bay City
Tract, and is more commonly known as 123 13th Street; and
WHEREAS, the proposal is to convert an e~isting duplex into a two-
unit condomium; and
WHEREAS, the Planning Commission finds the project in substantial
compliance with Policy Resolution #1162, concerning conversion
of apartments to condomiums; and
WHEREAS, the Planning Commission finds that the proposed conversion
is compatible with surrounding land uses, the community in
general and the General Plan.

NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does
hereby approve CUP-l3-83 subject to the following conditions:
1) Submission of CC&R's to City Attorney for review and
approval prior to recordation.
2) Conditional Use Permit approval subject to approval
of Parcel Map by Planning Commission and City Council.
3) Compliance with attached Tenant Consideration Plan.
4) Compliance with attached Planned Future Amenity Plan.
5) Landscaping to be deemed appropriate by City staff.
PASSED, APPROVED AND ADOPTED by the Planning Commission o~he
Ci~f Seal Beach at a meeting thereof held on the ~I day

AYES: Commissioners Murphy, Perrin, Jessner, Covington
NOES: Commissioners None
ABSENT: Commissioners Goldenberg
