RESOLUTION NUMBER 1304 A RESOLUTION OF THE SEAL BEACH PLANNING COMMISSION APPROVING AND RECOMMENDING TO CITY COUNCIL APPROVAL OF TENTATIVE PARCEL MAP NO. 83-1005 THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH DOES HEREBY RESOLVE: WHEREAS, an application was duly filed by John & Lynne Reynolds and Mavis Marshall, 636 East Pamela Road, Arcadia, California for Tentative Parcel Map No. 83-1005; and WHEREAS, the property is described as Lot 23, Block 12, Bay City Tract and is more commonly known as 123 13th Street; and WHEREAS, the proposal is to convert an existing duplex into a two- unit condominium; and e WHEREAS, the Planning Commission makes the following findings regarding the Parcel Map: 1) The site is physically suitable for existing development; the land is flat and it is located in a developed area with existing streets, utilities, residences and commer- cial activities located adjacent to this site; 2) The site is suitable for the present density of develop- ment; other projects of similar density have been con- structed and are compatible with the area; 3) The design of the subdivision is not likely to cause sub- stantial environmental damage; 4) The design of the subdivision is not likely to cause serious public health problems because all necessary utilities and services presently serve the project; . 5) The design of the subdivision will not conflict with ease- ments, acquired by the public at large for access through or use of, property within the proposed subdivision because no easements, acquired by public at large, are located on the project site. 6) The discharge of waste from the subdivision into the existing community sewer system will not violate existing requirements prescribed by the local Regional Water Quality Control Board pursuant to Division 7 of the Water Code. 7) The project is consistent with the City's General Plan. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does hereby approve Tentative Parcel Map No. 83-1005 subject to the following: 1) Submission of CC&R's to City Attorney for review and approval prior to recordation. Page 2 . 2) Replace portion of driveway apron, cracked sidewalk, and portion of curb to the satisfaction of the City Engineer. 3) Water meter to be brought up to grade to satisfaction of City Engineer. , PASSED, APPROVED, AND ADOPTED BY the Planning Commission of the City of Seal Beach at a meeting thereof held on the 21st day of Seotember ,1983 by the following vote: AYES: Commissioners Murphy, Perrin, Jessner, Covington NOES: Commissioners None ABSENT: Commissioners Goldenberg e Commission e
