:~iEREAS, in the ~atter of Variance No. V-1-64, the Planning Commission
of the City ot Seal Besch does repor~as tollows:
1. Subject case was i~itiated by Carl Allen and C. Darlene Allen,
2771 Radnor Avenue, Long'Beach, Calitornia.
2. Subject property is Lots 32, 34 and 36, Block 7, Bay City Tract,
located at 134 7th Street. It is presentl~ zoned R-3, District I.
Width is 75 teet. Length is l17.S teet. Are. is 8812.5 square teet.
3. Subject proposal is construction ot a 10 unit apa~tment house.
Existing old, single tamily house at front ot property and very old,
dilapidated, single-family house at rear ot property will be
completely removed to allow proposed new construction.
Section lijOl (Zoning Schedule), as amended, ot City Zoning Ordinance,
No. 628, requires the following tor apartment con,truction:
(a) 900 ssuare teet ot land area for each proposed apartment unit,
and (b) 10/0 sideyard Aim each side ot interior parcels.
S'Jbject variance request to Section 1801 ot the Zoning Ordinance is

(a) Allow construction ot 10 apartment units on said parcel, W.ich
is 181'..5 square teet short of the total required area tor this
number of nnits.
~b) Allow construction of said apartment building with 5 toot side
yards rather than the 7.5 toot side yards which are required
for a parcel with 75 foot width. .

\iHEREAS, the Planning Comadssion findings are a. follows:
1.
Plans ot the proposed apartment building indicate that it is well'
conoeived and would definitely be a major improvement ,to the
neighborhood as compared to the existing buildings on the siteo
Const~~ction ot a 10 unit apartment ~ild1ng is reasonable since
'the property is only 181.5 square teet short of the area required
for 10 units by ordinance (9000 square feet required).
Side yard on North side of existing building o~ subject parcel is
presently 3 feet.
Existing side yards are 3 feet for majority ot existing. properties
along thia block of 7th Street'.
Side yards of S feet are adequate tor .ooes., tiretighting, 'light
and air.
