UV -1-64 APPROVAL WHEREAS, in the matter of Use Variance No. UV-1-64, the Planning Commission of the City of Seal Beach does report as follows: Subject case was initiated by Shell Oil Company, 4250 Long Beach Blvd., Long Beach, California, as owners of Lots 35, 37 and 39, Block 208, Stanton and Lothian's First Addition, and as agent for ~~s. Jessie Segna, 917 Wellesley Avenue, West Los Angeles, California, who is owner of Lots 41 and 43, Block 208, Stanton and Lothian's First Addition. Subject proposal is complete remodeling of an existing service station use located on said Lots 39, 41 and 43. This will include expansion of use onto said Lots 35 and 37.. The accompanying plan No. Z-10941-4 dated 9-1-64 indicates the general nature of the proposed change. Lots 35, 37 and 39 are presently zoned C-2 and Lots 41 and 43 are zoned C-l. WHEREAS, the Planning Commission findings are as follows: 1. 2. 3. 1. A Use Variance is necessary for any change or e~ansion of a service station use on Lots 41 and 43, but no such variance is required for such use on Lots 35 37 and 39 since this is an allowable use in t he C-2 Zone. fSee Section 1000 and 1100 of Zoning Ordinance 628} 2. The existing use was allowable under city zoning regulations at the time this service station was first established. 3. The proposed building location will be completely upon C-2 zoned land, with two pump islands , some lights and a sign being located on the C-l parcels~ 4. Lots 35 add 37 are presently unimproved and are commonly used for parking and storage of miscellaneous materials. 5. The plan indicates that the proposed re-modeling of this use should be an improvement to the neighborhood. 6. From the evidence presented, the requested Use Variance from the provisions of Section 1000 of Zoning Ordinance 628 is reasonable. , 3 '-j '7 -mCLUYV .JL p J , , . .
