RESOLUTIon NO. 7 A RESOL UTI ON OF TIm PLP..1TNllfG COMMISSION OF THE CITY OF SEAL BEACH RECOI1r-1ENDDTG A CHANGE IN THE mTERIOR S IDE YARD REQUffiEf.fENTS llf THE R-l SI R-2, R-J AND C-O ZONES OF DISTRICT I (COASTAL DISTRICT). vmEREAS, in the matter of the proposed change of interior side- yard requirements in the R-l, R-2, R-3 and C-O Zones of District I, the Planning Commission of the City of Seal Beach does report as 1'0 llot...rs : 1. Subject case was initiated by the Planning Commission. The present interior sideIard requirement in the above stated zones is as follows: "10% of lot width, minimum 3 feet, maximum required 10 feetll. ~mEREAS, the Planning Commission findings are as follows: 2. 1. In a previous action the interior sideyard requirement for the R-l Zone, Distri~t II was reduced from 10% of lot width to a fixed 5 foot. e A number of variance cases have been heard during the past year, each requesting relief from the lO~ sideyard requirement 0 High land cost in the District I, which is primarily a multiple family area, make the imposition of wide sideyards a considerable financial burden to prospective developerso 4. : It is considered desirable that rebuilding in the affected area be promoted rather than restrained. 3. 2. NOV.', THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby recommend to the City Council of the City of Seal Beach the amendment of Ordinance No. 628 (Zoning) as follows: I. Section 1801. (Zoning Schedule) under heading of "Minimum Yard Dimensions, Ft., IvIeasured From Property Line", sub-heading "Yard Not Abutting Street or Alley" sub-heading "Sidell to be changed to refer to Section 1817 for the R-l, R-2, R-J and C~O"Zones of both Districts I and II. 2. Section 1817 to be changed to add paragraphs as follows: . '. . , ' , " (1) e. For Zones R-l, R-2, R-3 and c-o in District I, interior side yard requirement (not abutting a or alley) shall be 10% of lot width, minimum J maxim~m required 5 feet. .
