V-1-65 FOR REDUCTION IN REQUIRED NUMBER OF PARKING SPACES AT 222 MAIN STREET. WHEREAS, in the matter of Variance Application No. V-1-65, the Planning Commission of , the City of Seal Beach does report as follows: 1. Subject case was initiated by V. G. Leckman, 704 Sea Breeze Drive, Seal Beach, California. 2. Subject proposal is for establishment and construction of a gift shop (retail sales) with single apartment on second floor, with three off-street parking spaces provided at the rear of the lot. Subject location is on Lot 22, Block 109, Bay City Tract (No. 222 Main S.treet), and is zoned C-2 (General Commercial) . 3. Proposed uses are allowable in the C-2 Zone, but the total number of off- street parking spaces required by the city code is 8. WHEREAS, the Planning Commission findings are as follows: 1. Substantial property rights possessed by the property owners in the same vicinity and zone are denied to the subject property. Except for the Bank of America, no other uses on the 200 block of Main Street provide for the number of parking spaces required by city code. . 2. The granting of this variance will not be materially detrimental to the public welfare or injurious to property in the same vicinity and zone because: (a) Present on-street parking use in the immediate vicinity is not saturated. The occupancy rate is moderate. (b) The proposed use is located within 300 feet of the public parking lots maintained a~ the corners of Main Street and Electric Avenue which provide 28 off~s~reet.spaces. .. ..._. o. 3. The establishment of the proposed use is a desirable additfon'to. the community. . ..... 4. The .proposed use is located on a 25 foot wide lot. Three parking spaces is the maximum which can physically be provided on the property. ~ 5. No protests have been received, either written or oral. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance No. V-1-65, to allow establishment of a gift shop (retail sales) wit~-single residence unit on second floor, on Lot 22, Block 109, Bay City Tract (222 Main Street) with 3 off-street parking spaces. . i ADOPTED AND APPROVED this 17th day of February, 1965. ... ....... ) / --') . .' ./ /). . t. ,.
