HomeMy WebLinkAboutPC Res 15 - 1965-03-17 ~ e RESOLUTION NO. 15 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SEAL BEACH APPROVING VARIANCE NO. V-2-65 TO ALLOW ADDITION TO A BUILDING LOCATED AT 211-211~-213 MAIN WITH NO CHANGE IN THE NUMBER OF OFF~STREET PARKING SPACES PROVIDED. WHEREAS, in the matter of Variance applic~tion No. V-2-65, the Planning Commission of the City of Seal Beach does report as follows: 1. Subject case was initiated by George Duff Realty Co. 21l~ Main Street, as agents for owner, Mrs. Geraldine Doty. 2. Subject proposal is for construction of an addition on the rear of an existing building located at 211-211~-213 Main Street to provide additional storage and operating space for the three commercial establishments presently located in the building. 3. Subject location is on Lot 11 and Southly 1/2 of Lot 13, Block 108, Bay City Tract, and is zoned C-2 Commercial. 4. Present uses are: Clothing shop, Realty office, Clothes cleaning shop. s. Parking spaces: (a) Existing - 4 spaces (b) Code requirements, existing building - 7 spaces (c) Code requirements, with addition - 8 spaces WHEREAS, the Planning Commission findings.are as follows: 1. Substantial property rights possessed by property owners in th~ same vicinity and zone are denied to the subject property. Adjoining buildings along this block, on both sides of subject building, are presently built to t:he same rear line proposed for subject building, and are also deficient :Ln number of required off-street parking spac~s. 2. The granting of this variance will not be materially detrimental to the public welfare or injurious to property in the same vicinity and zone because: (a) This addition does not reduce the number of off-street parking spaces . provided. (b) The proposed use is located within 300 feet of the public parking lots maintained at the corner of Main and Electric and the public parking lot at 8th and Central. (c) Present on-street. parking use in the immediate vicinity is not saturated. The occupancy rate is moderate. 3. . The proposed request is for an addition only, not a proposed new structure and use. 4. The proposed addition is on a 37~ foot wide lot. Four parking spaces is the maximum which can physically be provided on the property. e s. No protests have been received, written or oral. . . . Resolution'No. 15 - Cont~d NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Seal Beach does hereby approve Variance V-1-65, to allow addition to the rear of the existing building on Lot 11 and the Southerly 1/2 of Lot 13, Block 108, Bay City Tract, as shown on the attached plot plan, with 4 off-street- parking SpaCE!S. ADOPTED AND APPROVED this 17th day of March, 1965.
