RESOLUTION NO. 16
A RESOLUTION OF THE PLANNING COMMISSSION OF THE
CITY OF SEAL BEACH APPROVING CONDITIONAL USE
PERMIT NO. CP-1-65 FOR RESIDENTIAL USE ABOVE
THE FIRST FLOOR OF AN EXISTING BUILDING LOCATED
AT 114 MAIN STREET.
WHERI-:AS, in the.. mat ter of Conditional Use Permit Application No. CP-1-65, the
Planning Commission does report as follows:
1. Subject case was initiated by owner, Dana B. Lee, 6070 Rodgerton Drive,
l.os Angeles 28, California.
2. Subject proposal is for temporary conversion to residential apartments
above the first floor of a building originally designed and constructed
for executive offices, with future reversion to office use.
3. Subject location is on Lots 14 and 16, Block 9, B~y City Tract (114 Main
Street) and is zoned C-2 Commercial.
4. Proposed use is allowable in the C-2 Zone with a Conditional Use Permit.
WHERI~S, the Planning Commission findings are as follows:
1. Subject building is an excellent addition to the business area of the City,
and should be utilized to the fullest extent possible.
2. Owner indicates that temporary residential use above the first floor will
l)rovide needed financial relief until full use:as an executive office
building can be developed.
3. Temporary use of subject building for residential uses above the first
I floor is a fair and reasonable use and should be allowed, subject to the
following conditions:
<a> This conditional use permit shall be temporary only and shall
automatically terminate 18 months from date of original approval.
(b) Parking requirements:
(1) Five parking spaces shall be maintained on the property to serve
the office uses on the ground floor.
(2) For uses above the first floor, one parking space shall be
provided for each living unit. Said parking spaces shall be
provided by rental, lease, or purchase on lo.cations within 300
feet of subject property. This use permit may be revoked
immediately should provision of the required parking spaces by
neglected at'any time.
(c) Other code requirements: Proposed residential use of existing building
shall conform to all applicable city code requi~ements.
NOW 'rHEREFORE, BE IT RESOLVED, that the Planning Commission of the City of
Seal Beach does hereby approve Conditional Use Permit No. CP-1-65.
